- LO4 Examine the routes to employment and progression within the construction industry.
Vocational Scenario
The construction industry is evolving to meet growing demands for sustainability, digitalisation, Modern Methods of Construction (MMC) and a more diverse workforce.
Ridgeway Construction Group Ltd, founded in 1958, is a regional main contractor with 240 employees. It still relies on traditional construction methods, site-based labour, and drawings and email for project coordination, and has no experience of offsite manufacture. Only 14 per cent of its employees are women, almost all in office roles; its site supervisors are on average 52 years old, and it has not recruited apprentices for six years.
Ridgeway has been appointed to deliver Brookfield Gardens, a 96-home housing scheme with a fixed budget of approximately £15 million. The Board must decide whether to continue with traditional methods, which cost less today, or adopt a modern, low-carbon approach. The Future Homes Standard will apply to new residential applications in England from 24 March 2027. Ridgeway has also recently lost two tenders because it could not demonstrate strong carbon performance, MMC experience, workforce diversity or complete handover documentation.
As the newly appointed Environmental and Development Coordinator, prepare a proposal report recommending an appropriate modern, low-carbon approach for Brookfield Gardens and identifying the changes Ridgeway needs to make to its construction methods, compliance, digital practices and workforce, tailored to Ridgeway’s size, capabilities, workforce and the project.
Task: Report in Four Sections
Section 1: The development of the construction industry and the professionals involved
Discuss how the construction industry has developed over time, using historic and contemporary examples, emphasising the shift towards MMC and digital ways of working. Explain the roles and responsibilities of those who work in the industry and identify which Ridgeway would need for the modern approach. Analyse the purpose of professional bodies in supporting the industry and protecting the public. Evaluate how professionalism, diversity and inclusion are important to the growth of the sector.
Section 2: The impact of the construction industry
Explain the different types of sustainability and how the construction industry is reflected in these, relating this to the choice facing Ridgeway. Define potential strategies to promote equality, diversity and inclusion (EDI) and ensure fairness at work, realistic for a company of Ridgeway’s size. Illustrate the challenges of the construction industry in regard to diversity and inclusion.
Section 3: Quality, timely completion and safety
Explain the importance of monitoring costs in construction projects, given the fixed budget at Brookfield Gardens. Discuss the processes and requirements for project handover, ensuring the safety and quality of work. Analyse how legislation and regulation work to ensure safety during construction and occupation. Critically analyse the role of professional bodies in supporting quality and safety in construction.
Section 4: Routes to employment and progression
Prepare a personal development plan (using the template) highlighting routes to achieve subject-relevant technical and employability skills. Examine the role of professional bodies and routes into employment. Assess how CPD and lifelong learning support employment progression. Evaluate how education, training and CPD are used to build leadership and management capacity in construction organisations, considering Ridgeway’s retirement profile and lack of apprentices.
Presentation, Guidance and Generative AI
- Organise the report in the four sections with the headings given (not as a list of tasks); include a cover page, table of contents, clear headings and supporting diagrams or charts.
- Reference all sources in Pearson Harvard style with a bibliography.
- Write for Ridgeway: general descriptions of the industry not applied to the company and project will not show the depth expected at this level.
- AI may be used only to understand concepts or check readability of your own writing; it must not write any part of the report or PDP, produce analysis or recommendations, or generate references. Undeclared use is handled under the GBS Academic Misconduct Procedure.
- Suggested sources include CIOB, RICS, ICE, RIBA, CIAT, CIBSE and CABE, GOV.UK guidance on the Future Homes Standard and Approved Document L, HSE construction guidance, the Building Safety Regulator, Go Construct, CITB and HN Global.
